The Steel & Tube Development is located in the heart of Dunedin’s industrial precinct. A modern, architecturally designed office and warehouse facility built for an NZX-listed client, this project makes excellent use of a prime industrial site only minutes away from Dunedin’s CBD and transport networks.
Built on a site of 8,074m², the development comprises a 4,000m² high stud warehouse, 350m² office, 250m² trade shop, 1,600m² yard and car parking for staff and customers.
Health and Safety is at the forefront of all of Steel & Tube operations. It underpins everything the company does and its ‘Best in Class’ approach involves ensuring all facilities are well designed and maintained and operations are safe and reliable.
Steel & Tube used the development opportunity to consolidate two sites and operations into one purposely-designed and built facility. The new space more than tripled the area of steel distribution of the company’s previous two Dunedin sites. It also enabled Steel & Tube to introduce the Tradeshop model – a new aspect of its business. The layout of the space means office staff have a clear view of the Tradeshop, easy access to the carpark and access to the warehouse to replace stock.
The design also features a 14 metre wide ‘drive thru’ access way that has increased the useable area of the site, and eliminated the need for vehicle turning space. This design innovation allows the tenant to load/unload up to four trucks at any one time.
Wireless access points have been installed throughout the development, allowing Steel & Tube to introduce a barcode or scanning solution as required. The building is technologically future proofed and includes LED lighting throughout, providing lower maintenance, sustainability and cost savings.
